# Off-Property Villas vs. the Monorail Tax: Where a Group of 11 Should Stay

- Description: Eleven guests don't fit in two Monorail resort rooms without a crib-age baby. Here's how a 5-bedroom ChampionsGate villa compares with three Deluxe rooms at the Contemporary, Grand Floridian or Polynesian, what you give up off-property, and who should book which.

> **Quick Answer:** A group of 11 needs three rooms at a Monorail resort, and that third room is what makes an off-property villa so tempting. A 5-bedroom ChampionsGate villa runs roughly $7,000 to $10,000 less over four November weeknights, before rental cars. Take the villa if your group will drive and stay four nights or more; book the Monorail if the monorail is the point.

Three families, 11 people, one Disney World trip. Somebody pulls up the Polynesian and figures [two rooms will do it](https://www.stackthemagic.com/two-hotel-rooms-or-one-2-bedroom-villa-the-family-of-five-math-at-disneys-animal-kingdom-lodge/). They won't, and that's where the budget starts to slip.

Our take, up front: being on property is its own kind of magic, and the monorail is only one of the perks. If the budget stretches, we'd stay on the loop. But for 11 people the gap is thousands of dollars, so here's exactly what you'd be paying for.

## Two Monorail rooms won't fit 11

Standard rooms at the Contemporary, Grand Floridian and Polynesian each [sleep up to 5](https://disneyworld.disney.go.com/resorts/polynesian-resort/rates-rooms/?ref=stackthemagic.com), by Disney's own room pages. Two rooms sleep 10.

The one way around it is a baby. A single child under 3 sleeping in a crib doesn't count toward maximum occupancy at these three resorts, so if your 11th guest sleeps in a crib, two rooms work. Rates assume two adults per room, with $35 a night plus tax for each extra adult. Everyone else, say six adults and five kids 3 and up, needs a third room. That third room is the real Monorail tax.

## What three Monorail rooms cost

We priced four nights checking in Sunday, November 8, 2026, at the Sunday-through-Wednesday rack rates in [MouseSavers' 2026 rate tables](https://www.mousesavers.com/2026-disney-world-room-rates-season-dates/?ref=stackthemagic.com), tax included. Three entry-level rooms come to roughly $9,300 to $11,500, from the Contemporary's Garden Wing at the low end to the Grand Floridian at the top. That buys no kitchen and no shared living room. The crib-exception group pays roughly $6,200 to $7,700 for two rooms, before extra-adult charges. Thursday through Saturday nights cost more, so a weekend only widens the gap.

## What a ChampionsGate villa really costs

The alternative is a 5-bedroom, private-pool home in ChampionsGate, about 8 miles from Walt Disney World by the distance TopVillas, a Florida vacation-rental agency, lists for its ChampionsGate homes. On September 28, 2026, the 5-bedroom TopVillas homes we priced in ChampionsGate that sleep 11 or more started [from $146 a night](https://www.thetopvillas.com/en%5Fus/destinations/florida/orlando/championsgate/championsgate-3497?ref=stackthemagic.com) (Championsgate 3497, sleeps 12) up to $327 (Championsgate 3430, sleeps 18). Those are "from" prices, so expect your dated quote to come in higher.

Check the sleep count first. Some 5-bedroom listings sleep only 10, including Championsgate 3540, which starts lower than either.

Then add back what a villa's headline rate leaves out:

- **Taxes.** Disney's rates above include tax; a villa's don't. Florida charges 6% state sales tax, and Osceola County adds a [6% tourist development tax](https://osceolataxcollector.org/tourist-development-taxtes/?ref=stackthemagic.com) on short rentals if the home sits in Osceola (check the address). Counties can add a surtax on top, so we used a 15% cushion of our own.
- **Fees.** TopVillas shows cleaning fees only in a dated quote, so we set aside a few hundred dollars. Pool heat is optional: one ChampionsGate home charges $35 a day with a two-day minimum.
- **Park parking.** Standard theme park parking is $35 a day, and it's included for Disney Resort hotel guests. Villa guests pay it for every car, every park day.

Even with all that, the villa stays cheaper than three Contemporary rooms until its rent tops about $1,800 a night before tax, by our math. That's more than five times the highest starting rate we found.

## What you give up off-property

Rental cars, first. Eleven people need two cars or one big van, and we left them out because rates swing too much by date and vehicle to quote. Our [Airport to Resort Transportation Comparison Tool](https://www.stackthemagic.com/airport-transportation-comparison-tool/) gives a rough cost for your group and counts park parking too. At the narrowest gap in our comparison, cars would have to top about $7,000 for four days to erase the villa's lead.

Then time. Monorail guests ride the monorail or a boat to Magic Kingdom. A ChampionsGate group drives to every park, parks, and walks or trams to the gate, and gives up the resort pools, restaurants and the easy midday break. In return you get a full kitchen, which is the cheapest way to feed 11 people breakfast.

## So, where should your group stay?

| Option (4 weeknights, tax in) | Sleeps | Rough total |
| ----------------------------- | --------------------- | -------------------- |
| 2 rooms, crib exception only | 10 plus a crib | $6,200 to $7,700 |
| 3 rooms, Monorail Deluxe | 15 | $9,300 to $11,500 |
| **5BR ChampionsGate villa** | **12 to 18, by home** | **$1,500 to $2,300** |

Check-in Sunday, November 8, 2026\. Monorail rooms from MouseSavers' 2026 rate tables, Contemporary (low) to Grand Floridian (high); the two-room row is before extra-adult charges. Villa from Championsgate 3497's starting rate to Championsgate 3430's, plus our tax and fee allowances, four days of pool heat and Disney's $35-a-day parking for two cars. Rental cars not included. Last Checked: September 28, 2026.

Book the villa if your group will drive and stay four nights or more. You get one house with a kitchen, a living room and a pool, and even the two-room crib exception costs more than the top of the villa's range.

Book the Monorail rooms if the monorail is the point: little ones who need a midday nap back at the room, grown-ups who'd rather not drive in Orlando, or a group that wants to ride to Magic Kingdom and be done. That's paying for time and ease, and if the budget stretches, it's what we'd do.

Skip the villa for one or two nights or a small group. Cleaning fees, pool heat minimums and parking get spread over far fewer guest-nights, and the gap shrinks fast.
