> **Quick Answer:** One of our co-founders recently bought a 270-point BoardWalk Villas resale contract to sit beside the 150-point Old Key West contract his family bought from Disney in 2000\. It took about 40 to 45 days from offer to recorded deed, about 30 of them waiting on Disney's right of first refusal, and offering under asking got him roughly $5 to $10 a point under market. His advice: do it, but do your research.

Our DVC Resale 101 guide answers the questions first-time buyers ask. This is one real purchase, start to finish. One of our co-founders and his wife have three kids, all under 10, and a Disney Vacation Club habit that goes back to 2000\. We asked him how buying resale went.

## How did your family get into DVC?

We bought 150 points at Old Key West directly from Disney in 2000\. The resale market wasn't what it is today, Disney's price per point was much lower, and buying direct gave us Membership Extras. We still use those, especially to buy the Sorcerer Pass as out-of-state guests.

That contract has booked us some great trips, and most of them weren't at Old Key West: BoardWalk, the Grand Floridian, Bay Lake Tower, Beach Club, Saratoga Springs, Animal Kingdom Lodge and more, all at the 7-month window. [Disney's booking rules](https://disneyvacationclub.disney.go.com/faq/resort-reservations/booking-window/?ref=stackthemagic.com) give you 11 months at your home resort and 7 months at every other DVC resort. 150 points doesn't go far, so we banked and borrowed points, took shorter or split stays, and sometimes paid part in points, part in cash.

## Why add points now, and why resale?

Our family has grown a lot over the past six years. We used to stay off property or with family in the area; now the kids are old enough to stay on property. We wanted longer trips, higher-end resorts and the 11-month window at a home resort we love.

Resale won for two reasons. The resale price per point was much lower. And [Membership Extras go to members who buy from Disney](https://disneyvacationclub.disney.go.com/faq/reselling/what-is-included/?ref=stackthemagic.com), and we already have them through our Old Key West contract, so we had that covered.

## Why BoardWalk Villas, and why a 2042 end date?

It's my wife's and my favorite resort. It sits in the Epcot resort area, so you can walk to two parks, Epcot and Hollywood Studios, and to the Skyliner. You've got the waterfront, lots of restaurants and the boats, and we love the theme: a turn-of-the-century seaside boardwalk town.

BoardWalk contracts end in 2042, and that works for us. It matches our Old Key West contract and lands around when our youngest finishes high school. The next 15 years are when we want to go as much as possible, while the kids love it. Later-ending contracts can work out better on the points math, I get that, but not being tied up for 40 years was attractive.

## How did you shop for and size the contract?

I researched for about six months, subscribed to every major resale broker's emails and tracked prices. [The Timeshare Store's](https://www.dvcstore.com/?utm%5Fsource=stackthemagic&utm%5Fmedium=sponsored-post&utm%5Fcampaign=boardwalk-story) was hands down the best newsletter out there, and I'm still subscribed because I love seeing new listings and DVC news.

I was laser-focused on BoardWalk. Our goal is a six-night stay every June when school gets out, for the next 15 years, in a room for a family of five. A one-bedroom works now, while our youngest is still in a pack 'n play, but soon we'll want a two-bedroom. That trip in a two-bedroom with a BoardWalk view runs about 262 to 266 points, depending on how many weekend nights it takes, so 270 covers it.

On each listing I checked the price per point, use year, points available now, banked points and whether it was stripped, meaning the seller had used this year's points. Stripped mattered less to me, since a short strip lowers the price per point. I also matched the use year to our Old Key West contract, since we plan to use points from both on one booking.

## What were the offer and closing like?

We offered under asking. The seller countered much closer to our number than to the list price, and we settled there. We came in about $5 to $10 a point under market for a BoardWalk contract that size, and it was stripped for the rest of the 2026 use year, a concession I was fine with. We paid cash.

We bought through a prominent, trusted DVC resale brokerage. To be clear, that wasn't The Timeshare Store, this post's sponsor. The seller and I signed the contract with the brokerage, I paid a 10% deposit, and a title and escrow company handled the rest.

Closing starts once Disney waives its right of first refusal, its option to buy the contract itself on the same terms. Ours took about 30 days, and I wasn't very nervous: from what I'd seen, Disney wasn't buying back many BoardWalk contracts, compared with resorts like the Grand Floridian. Then came closing documents and wire instructions by email, e-signing, and an email confirming the transfer with the recorded deed. Offer to done took about 40 to 45 days, and nothing went wrong. It was super smooth.

## How's it going, and would you do it again?

We've already booked next June: a one-bedroom villa with an upgraded BoardWalk view, booked before the 7-month window opened to everyone else, which felt like a win. Managing the resale contract on Disney's DVC website is identical to our direct one. We haven't combined the two contracts on one booking yet, but that's the plan.

I'd absolutely do it again. I'm already eyeing a third contract at Beach Club or Bay Lake Tower. It's addicting! My advice is simple: do it, but do your research. That part was exciting, and it's a smoother and safer process than people think.

What I wish I'd had was Stack the Magic. I built a lot of what we now offer free in my own spreadsheets, and sharing that at scale was a big reason we built the site.
